FEES


Once and foremost, please note that our fees are conditional upon the success of our mission on your behalf.

There are no retainer or searching fees or anything of the kind.

Riviera Hunt is paid in full only when the deed of purchase is signed at the Notary's office and the property we found for you actually belongs to you.

This is your guarantee that we will put every effort into finding the property of your dreams on the French Riviera. If we do not find it, we don't get paid, it's as simple as that.

Furthermore, the negotiation we will conduct on your behalf in order to secure your property at the best price will often partially, if not totally, offset the fee due to Riviera Hunt.


The fee is agreed upon between you and us, contractually, at the beginning of the search and is plainly described in the "Search Agreement".

Therefore, there are no hidden costs or unwelcome surprises.

Our fee is a percentage of the value of the property you will purchase, at the price of purchase, exclusive of Notary fees.



Our fee structure is as follows:

For properties valued under 800,000 Euros:  4%
For properties valued over 800,000 Euros  :  2,5%



Specialty searches:


We can conduct specialty searches on your behalf, in which case we typically charge an extra 2% above the percentages mentioned above.


This will be specifically mentioned in the search mandate when applicable.


For example, you may want a "Bio house", constructed partly or totally with environment friendly materials, and/or optimized for energy consumption with the latest techniques. In other terms, an ecology minded home.


You may want your search conducted with Feng Shui or Vastu principles, which requires more focussed searches taking into consideration personal details of the purchasers, as well as the intervention of a Feng Shui consultant throughout the search and purchase process.


If you have horses, or want to get them for your South of France property, you will require either existing stables or a property where you will be allowed to build them.


You may also wish to purchase property that can be used as a business as well, such as a vineyard, a cooking school, a bed and breakfast or even a camping!


Perhaps you desire a property with a mooring for you boat or a helicopter landing pad.


Also, you may want property which is already staffed with a couple of caretakers or other personnel.


Let us know which specialty search you would like us to conduct for you, and we will let you know whether we are up to the challenge.


In any event, Riviera Hunt's fee will be agreed upon by the purchaser on a case by case basis within the fee structure outlined above and will be contractually confirmed upon the signature of the "Search Mandate".
